Roofing work in Ashford

Ashford's houses run from its railway cottages of the 1840s to estates built in the last few years, so what a roof needs depends on when it was built and what it is covered with. The work we do across the town:

Ashford's railway-age houses

Much of Ashford grew up around the railway. The South Eastern Railway built its locomotive works beside the station in 1847, and by 1850 more than 130 houses had been built for its staff, at what became Newtown.

On a roof well over a century old, the tiles or slates are not always the part that has failed. Battens, nails and lead flashings wear out too, and finding which one is letting water in decides whether the roof needs a repair or a new roof.

Conservation areas and dormers in Ashford

Ashford borough has 43 conservation areas, including the town centre and villages such as Chilham, Kingsnorth and Woodchurch. In a conservation area, Ashford Borough Council says adding a dormer to a roof needs planning permission.

Repairs and re-roofing that keep the roof looking the same are different: the Planning Portal says work that does not materially change a roof's appearance will usually not need planning permission. A listed building has its own rules, so check listed building consent before any work starts. Thinking of a new dormer or roof window? Our dormer and roof window page covers what is involved.
